The ski and snowboard season is well underway as the early snowfall and cold temperatures brought incredible early season snow conditions. As we move through the holidays and into the new year, Park City is alive with visitors from all over the world enjoying the white and snowy mountain slopes. The town is buzzing with excitement as the year 2019 is quickly approaching and Salt Lake City was selected by the United States Olympic Committee to bid for the 2030 Olympic games.
Now that we are getting towards the end of the busy holiday season, many of our clients are turning their attention to rental condos near the resorts to invest in our strong real estate market, gain a stream of passive income, and secure a place for their families to stay during their upcoming vacations. With the vast diversity of real estate offerings in Park City, we wanted to take this opportunity to explain the characteristics of our most popular investment areas.
LOWER DEER VALLEY
Lower Deer Valley is an excellent location for those who enjoy skiing at Deer Valley and being less than one mile away from the excitement of Historic Main Street. Many enjoy the easy access to Snow Park Village for skiing or the popular summer concerts held at the Village. This area offers slope-side ski-in/ski-out properties or lakeside living in both condominiums and townhomes. Prices start around $700,000 for a 2-bedroom condo and go up to $4 million for a slope -side penthouse.

UPPER DEER VALLEY
Those who choose Upper Deer Valley can start their ski day at the top of the mountain. Properties in this area enjoy privacy and seclusion provided by large spruce and aspen trees, common at the higher elevation. There are a handful of great restaurants in the Silver Lake Village and many condo projects offer shuttle service down to Historic Main Street for those looking for more food and drink options. World-class mountain biking and hiking trails weave through the trees and are enjoyed during the summer months. If you are interested in new construction, the Goldener Hirsch and Stein Eriksen Residence offer the pinnacle in luxury ski-in/ski-out residences. Prices start at $700,000 in Upper Deer Valley.

OLD TOWN & PARK CITY MOUNTAIN
One of the first things that comes to mind when you think of Park City is the historical charm stemming from the discovery of silver in our hills. While the silver rush is long in our past, the powder hounds still come in droves in search of the “greatest snow on earth!”
An Old Town property offers easy access to the slopes and a short walk to Main Street, where you can choose from a variety of exquisite cuisines, entertainment, and shopping. You can even kick your skis or snowboard off and enjoy a fine glass of whiskey at the world’s only ski-in/ski-out whiskey distillery, High West Distillery.
The Old Town area has a variety of properties with direct ski access to Park City Mountain Resort. We can put you in a small condo at the $300,000 price point, up to a luxurious 4-bedroom condo in the mid-to-high $2 million price range. A unique feature about single family homes in Old Town is that most allow nightly rentals, ideal for those who want a ski property that will generate rental income as well.

The Canyons Village area offers a different flavor from historic Old Town. Those seeking newly constructed properties will want to check out Canyons Village.
Studio condos start in the low $200,000 price range, or you can be among the first to own the new “Crown Jewel” development at the Apex Residences, which offers a private ski run through the development. Apex Residences start at $1,750,000 for a 3-bedroom, 2,000 square foot condo, and go up to a 5-bedroom, 3,200 square foot, single level unit for $3,100,000.

Park City offers a variety of property options in many areas. Your challenge will be to decide what you want. Where do you prefer skiing or boarding - Park City or Deer Valley? Do you want to be able to walk to certain preferred venues? What's most important to you? If you have snowboarders in your family, Park City Mountain may be your top choice since Deer Valley does not allow snowboarding. On the flip side, if you cannot stand sharing the slopes with those pesky snowboarders, then a Deer Valley location may be just right for you.
Many factors will play into your decision such as budget, rentability, age of construction, resort preference, area characteristics, and overall feel. We are happy to discuss with you the pros and cons of each area.
